AC Maintenance & SmartPM Maintenance Plans
Three leading causes lead to an AC freeze up.
- Blocked Air Flow
- Refrigerant Leaks and or Mechanical Problems
- Air conditioners are calibrated to operate within a specific set of temperature thresholds.
So, if the temperature outside is below your setting, your system can freeze up. A service call can help you repair 1, 2, and 3, and a programmable smart Thermostat can also help with 3.
We recommend and offer three plans of 2, 3, & 4 times per year based upon your needs. We feel that people should have their systems maintained at least two times and realize that many may prefer more. Our SmartPM’s (Smart Preventative Maintenance) program performs both a thorough full system diagnostic series of tests as well as a new series of maintenance steps to clean and maximize your system’s performance and lifespan.
Regular maintenance should keep a suitable condensate line clean. Many recommend pouring a cup of vinegar down the drain line every couple of months to help kill mold, algae, and fungi.
Bleach may be used to maintain clear drain lines, but only when your air conditioner is constantly running. You can also help maintain the drain lines’ cleanliness by brushing the inside as far as you can reach without damaging the pipe.
The best way to prevent clogged drain pipes is to schedule a full system maintenance 2, 3, or 4 times per year.

All of our SmartPM’s include filter replacements for the number of services per year. We will ship the filters to your home after the first maintenance. Please keep in mind the filters must be kept in a cool and dry place, like a hall closet.
The SmartPM’s are preventative maintenance plans that include our expert technicians coming to your home to ensure your AC unit is running at optimal performance. These plans include:

Your air filters will be delivered to your home after your first appointment. Air filters should always be stored in a dry, cool place such as a hall, utility or linen closet.

Changing your air filter directly allows for increased airflow out of the room, known as your return. A clean return accomplishes two things:
- Increased efficiency in the airflow of your system
- Increased overall level of IAQ (Indoor Air Quality)
Therefore, while most manufacturers recommend a 30-60-day change, other factors should be considered to determine what is best for you. For example, if you have pets or people living in your home with allergies, you will need a specific plan tailored to those needs. We can help you determine what is optimal based upon your requirements for overall IAQ.

According to the EPA, “indoor pollution sources that release gases or particles into the air are a primary cause of indoor air quality problems in homes. Inadequate ventilation can increase indoor pollutant levels by not bringing in enough fresh outdoor air to dilute emissions from indoor sources and not carrying indoor air pollutants out of the home. High temperature and humidity levels can also increase concentrations of some pollutants.” Keeping your indoor air clean is important to the safety and the health of your family. Airborne particles, viruses, and bacteria can be harmful if your air is not properly purified using the proper air purification systems and changing your filters regularly.

The average lifespan of your Carrier or Lennox air conditioner is between 10 and 15 years (National Association of Home Builders – “Life Expectancy of Home Components”). Typically, you’ll experience one major breakdown right around the 8 to 10-year mark, usually manifesting itself in the form of a burnt-out compressor. That being said, depending upon what part of the country you live in, your climate will affect the expected lifespan of your system. Hotter climates cause a system to work harder throughout the year.

You can save money on your heating and cooling bills by simply resetting your thermostat when you are asleep or away from home. You can do this automatically without sacrificing comfort by installing an automatic setback or programmable thermostat.
Using a programmable thermostat, you can adjust the times you turn on the heating or air-conditioning according to a pre-set schedule. Programmable thermostats can store and repeat multiple daily settings (six or more temperature settings a day) that you can manually override without affecting the rest of the daily or weekly program.
